The big picture is that Palm Springs property has been in great demand in recent years. But today's somewhat slower market conditions, combined with tight lending criteria and an increase in supply of homes and condos for sale, has created a window of great opportunity for property buyers in the Palm Springs area.
In the past year, home sales have slowed slightly, and supply of available homes for sale has increased, creating buying opportunities. The increase in supply of available homes for sale - both newly constructed homes and existing condos and homes for sale - has created about 20% more homes available for purchase in Palm Springs and surrounding cities.
The bigger picture for the Palm Springs area is steady population growth, providing growth and appreciation opportunities for home-buyers.
The greater Palm Springs area's population grows by about 53 people daily. The Palm Springs Destination Marketing Analysis estimates a permanent population of over 410,000 with an estimated seasonal increase in population (November through March) of nearly 100,000 people. The Palm Springs area, also known as the Coachella Valley, is home to some of the fastest growing cities in California such La Quinta, which had a five-year growth rate of over 52% from 2000 to 2005.
Between the years 2005 and 2020, some 212,000 additional permanent residents are projected to move to the greater Palm Springs area. The growth translates to 75,750 new households with 5,050 new homes needed to be built annually.

In March 2008, the median sale price for Palm Springs single family home decreased to approximately $350,000. The median sales price for a Palm Springs area condo in March 2008 was in the range of $275,000 - $310,000. The median price is the mid-point of sales, half were sold higher, half lower. At the same time, the supply of available homes for sale has increased nearly 20%, comparing March 2008 to March 2007.
In addition, homes are taking longer to sell in the Palm Springs area in 2008 compared to prior years. The average number of days a home takes to sell (time the home is on the market for sale) increased to about 96 days, compared to 80 days in 2007, taking about 20% longer for homes to sell.

Today, in March 2008, the typical home price is in the $375,000 to $450,000 range. Homes in this price range tend to be entry-level homes and condos. An abundant supply of condos also are available in the $200,000 and up price range.

It is estimated that approximately 53 people move to the greater Palm Springs metro area each day. In addition, nearly 6 out of 10 Palm Springs area residents have moved into the area since 1990.
